Many people have asked me why my wife, Prelia and I decided to purchase a condo, and why
purchase in Manila, Philippines. I have addresses the issues below.
The first two issues Prelia and I considered was location and developers reputation. Our
desire was to purchase in an area that was economical sound and in time our investment
would mature. The reputation of the developer’s is equally important for obvious reasons: Is
the building structure sound and does it meet international building standards.
The primary purchase reason would be the flexibility to come and go as we please, with no
worries about security issues. The reason why we selected Manila was; Manila is the gate
way of the Philippines.
Other equally important issues played a vital role in our purchase.
Safety
- Security Force in place, which is complemented by Mall Security.
- Elaborate close circuit security monitoring & intercoms to front lobby.
- Fire Prevention, elaborate sprinkler system and advance warning system.
- Strict entry and exit control procedures practice.
- No reported thefts since resident towers existence.
Location
- The resident towers we live in are situated on top of a mega mall.
- Ermita Manila is a very popular business, entertainment and tourist area.
- Building is located in the center of the excitement, a short taxi ride from
Intramuros and may other of Manila’s fine attractions.
- Building is centered in the middle of a thriving business district with hundreds of
eating establishments and a short walk to Luenta/Rizal Park, Ermita’s Bay Walk and the
Pier, which is adjacent to the National Park.
Protection
- Robinson Land Corp is a well known and highly respected International Land
Development company that uses it influence to protect its investors.
- Robinson Land Corp management practice’s is top notch; very similar to westerner
countries practices. Units are professionally managed in unit owner’s absence.
- Leasing practices are strict; thereby protecting unit owners from deceitful tenants.
Five Star Accommodations
- Living conditions is definitely up scale, very convenient because residential towers are
located on top of a mega mall that has hundreds of stores, eating establishments, and
entertainment. It’s like a self contained air condition city.
- Enmities: Common area with gym, hot tub, landscape walk ways, swimming pool,
function room, sauna, laundry/bottled water service, secure clothing dry cages,
miniature golf and children’s play area.
- The professional building staff is very accommodating. All the unit owners’ needs are
met.
- Building maintenance is top notch.
- Depending upon where the unit is located; there may be a spectator view of Manila Bay,
the city and sunset.
- Treated as if you were royalty by its professional staff team.
Investment
- Because of location of the building we live in, there will always a very high demand for
rental units. That said; it is too easy to rent our condo unit out, even on short notices.
- Though condo investments do not mature as they do in developed countries, the
investment is sound because of the cost of living in the Philippines in comparison to
other countries is much less. By living in the Philippines much money can be saved, for
more investments else where.
- Over a period of time, Manila will only expand, thereby eventually raising unit values.
- For all the reasons stated above, which greatly enhance the value of the condo unit.
